This analysis uses Suburbs and Localities (SAL) boundaries, which can materially differ from Statistical Areas (SA2) even when sharing the same name.
SAL boundaries are defined by Australia Post and the Australian Bureau of Statistics to represent commonly-known suburb names used in postal addresses.
Statistical Areas (SA2) are designed for census data collection and may combine multiple suburbs or use different geographic boundaries. For comprehensive analysis, consider reviewing both boundary types if available.

Population
Tingalpa is positioned among the lower quartile of areas assessed nationally for population growth based on AreaSearch's assessment of recent, and medium term trends
As of May 2026, the estimated population of the suburb of Tingalpa is around 9,065, reflecting an increase of 604 people since the 2021 Census which reported a population of 8,461. This growth was inferred from AreaSearch's estimation of the resident population at 8,962 following examination of ABS's latest ERP data release in June 2025 and an additional 109 validated new addresses since the Census date. The population density is approximately 978 persons per square kilometer, relatively in line with averages seen across locations assessed by AreaSearch. Tingalpa's growth rate of 7.1% since the census positions it within 2.2 percentage points of the national average (9.3%). Natural growth contributed approximately 55% of overall population gains during recent periods. AreaSearch adopts ABS/Geoscience Australia projections for each SA2 area, released in 2024 with a base year of 2022.
For areas not covered by this data and years post-2032, Queensland State Government's SA2 area projections released in 2023 based on 2021 data are adopted. However, these state projections do not provide age category splits; therefore, AreaSearch applies proportional growth weightings in line with ABS Greater Capital Region projections released in 2023 based on 2022 data for each age cohort. Considering projected demographic shifts, lower quartile growth is anticipated for statistical areas analysed by AreaSearch. The suburb of Tingalpa is expected to expand by 43 persons to 2041 based on aggregated SA2-level projections, reflecting a decrease of 0.7% in total over the 16 years.
Frequently Asked Questions - Population
Development
Residential development activity is lower than average in Tingalpa according to AreaSearch's national comparison of local real estate markets
AreaSearch analysis of ABS building approval numbers indicates Tingalpa has seen approximately 28 new homes approved annually over the past five financial years, totalling an estimated 143 homes. As of FY-26, 27 approvals have been recorded. On average, 1.4 people per year moved to the area for each dwelling built between FY-21 and FY-25, suggesting balanced supply and demand with stable market conditions. However, recent data shows this has intensified to 6 people per dwelling over the past two financial years, indicating growing popularity and potential undersupply. New properties are constructed at an average value of $550,000, targeting the premium segment with upmarket properties.
This year, $9.8 million in commercial development approvals have been recorded, demonstrating moderate levels of commercial development. Recent development has comprised entirely detached houses, maintaining Tingalpa's traditional suburban character focused on family homes.
This favours detached housing more than current patterns suggest (80.0% at Census), indicating robust demand for family homes despite increasing density pressures. The location has approximately 351 people per dwelling approval, reflecting an established area with a stable or declining population, potentially reducing pressure on housing and creating opportunities for buyers.
