Population
An assessment of population growth drivers in Melton West reveals an overall ranking slightly below national averages considering recent, and medium term trends
Based on analysis of ABS population updates for the broader area, and new addresses validated by AreaSearch, the suburb of Melton West's population is estimated at around 10,038 as of May 2026. This reflects an increase of 1,254 people (14.3%) since the 2021 Census, which reported a population of 8,784 people. The change is inferred from the resident population of 10,029 estimated by AreaSearch following examination of the latest ERP data release by the ABS in June 2025 and an additional 22 validated new addresses since the Census date. This level of population equates to a density ratio of 1,058 persons per square kilometer, which is relatively in line with averages seen across locations assessed by AreaSearch. Melton West's 14.3% growth since the 2021 census exceeded the state average (9.3%) and the national average, marking it as a growth leader in the region. Population growth for the area was primarily driven by natural growth that contributed approximately 64.0% of overall population gains during recent periods.
AreaSearch is adopting ABS/Geoscience Australia projections for each SA2 area, released in 2024 with 2022 as the base year. For any SA2 areas not covered by this data, AreaSearch is utilising the VIC State Government's Regional/LGA projections released in 2023 with adjustments made employing a method of weighted aggregation of population growth from LGA to SA2 levels. Growth rates by age group from these aggregations are also applied across all areas for years 2032 to 2041. Anticipating future population dynamics, a significant population increase in the top quartile of statistical areas analysed by AreaSearch is forecast, with the suburb expected to expand by 3,846 persons to 2041 based on aggregated SA2-level projections, reflecting an increase of 38.2% in total over the 16 years.
Frequently Asked Questions - Population
Development
Residential development activity is lower than average in Melton West according to AreaSearch's national comparison of local real estate markets
Melton West has seen approximately 29 residential properties approved annually based on AreaSearch analysis of ABS building approval data. Over the past five financial years, from FY-21 to FY-25, around 149 homes were approved, with a further 20 approved in FY-26 so far. On average, about 0.9 new residents per year have been arriving for each new home over these five years.
This pace of new construction is matching or exceeding demand, providing more options for buyers and facilitating population growth that may exceed current projections. The average expected construction cost value of new dwellings in the area is $388,000. In FY-26, Melton West has registered approximately $3.9 million in commercial approvals, indicating its primarily residential nature. Compared to Greater Melbourne, Melton West has significantly less development activity, at 87.0% below the regional average per person. This constrained new construction typically reinforces demand and pricing for existing properties.
Nationally, this is also below average, suggesting possible planning constraints or maturity of the area. New development in Melton West consists predominantly of detached dwellings, with approximately 93.0% being so, while medium and high-density housing accounts for about 7.0%. This preservation of suburban nature attracts space-seeking buyers. The location has around 389 people per dwelling approval, reflecting its established status. Population forecasts indicate that Melton West is expected to gain approximately 3,837 residents by the year 2041, according to the latest AreaSearch quarterly estimate. If current development rates continue, housing supply may not keep pace with population growth, potentially increasing competition among buyers and supporting stronger price growth in the area.
