Seaford Meadows lies within the top quartile of areas nationally for population growth performance according to AreaSearch analysis of recent, and medium to long-term trends
Based on analysis of ABS population updates for the broader area, as of Nov 2025, Seaford Meadows' estimated population is around 5,984. This reflects an increase of 882 people since the 2021 Census, which reported a population of 5,102. The change is inferred from AreaSearch's estimate of resident population at 5,794 following examination of ABS' latest ERP data release (June 2024), along with an additional 203 validated new addresses since the Census date. This level of population equates to a density ratio of 1,680 persons per square kilometer, exceeding the average seen across national locations assessed by AreaSearch. Seaford Meadows' growth rate of 17.3% since the 2021 census exceeded the SA3 area's 6.2%. Population growth was primarily driven by overseas migration contributing approximately 41.0% of overall population gains during recent periods, although all drivers including natural growth and interstate migration were positive factors.
AreaSearch adopts ABS/Geoscience Australia projections for each SA2 area, released in 2024 with 2022 as the base year. For areas not covered by this data, and years post-2032, SA State Government's Regional/LGA projections are adopted with adjustments made employing a method of weighted aggregation of population growth from LGA to SA2 levels. Looking at population projections moving forward, Seaford Meadows is expected to grow by 758 persons to 2041 based on aggregated SA2-level projections, reflecting an increase of 3.5% in total over the 17 years.
