Frequently Asked Questions - Population
Development
The level of residential development activity in Farmborough Heights is very low in comparison to the average area assessed nationally by AreaSearch
Based on AreaSearch analysis of ABS building approval numbers allocated from statistical area data, Farmborough Heights has experienced around 10 dwellings receiving development approval annually over the past five financial years ending June 26. This totals an estimated 50 homes. So far in the financial year 2026 (FY-26), 2 approvals have been recorded. The population has been declining recently, but development activity has been adequate relative to this decline, which is positive for buyers.
New homes are being built at an average expected construction cost of $502,000. There have also been $2.1 million in commercial approvals this financial year, indicating the area's residential nature. Compared to the Rest of NSW, Farmborough Heights records markedly lower building activity, 62.0% below the regional average per person. This limited new supply generally supports stronger demand and values for established homes. This level is also under the national average, suggesting the area's established nature and potential planning limitations. Recent construction comprises 50.0% standalone homes and 50.0% medium and high-density housing, creating more affordable entry points for downsizers, investors, and first-home buyers. This represents a notable shift from the area's existing housing, which is currently 96.0% houses, indicating decreasing availability of developable sites and reflecting changing lifestyles and demand for diverse, affordable housing options.
With around 762 people per approval, Farmborough Heights shows a mature, established area with stable or declining population projections. This should result in reduced housing demand pressures, benefiting potential buyers.
