Population
Pennant Hills is positioned among the lower quartile of areas assessed nationally for population growth based on AreaSearch's assessment of recent, and medium term trends
As of November 2025, the estimated population of Pennant Hills is around 7,846, reflecting a growth of 3.4% since the 2021 Census when it was recorded at 7,588 people. This increase is inferred from AreaSearch's estimation of the resident population at 7,745 based on the latest ERP data release by the ABS in June 2024 and an additional validated new address since the Census date. The suburb's population density stands at 1,282 persons per square kilometer, higher than the average across national locations assessed by AreaSearch. Pennant Hills' growth of 3.4% since the census is within 2.3 percentage points of its SA3 area (5.7%), indicating strong growth fundamentals. Overseas migration contributed approximately 85.0% to overall population gains in recent periods. AreaSearch adopts ABS/Geoscience Australia projections for each SA2 area, released in 2024 with a base year of 2022.
For areas not covered by this data, NSW State Government's SA2 level projections from 2022 with a base year of 2021 are used. Growth rates by age group from these aggregations are applied to all areas for years 2032 to 2041. According to these projections, the suburb's population is expected to decline by 86 persons by 2041. However, specific age cohorts are anticipated to grow, with the 75 to 84 age group projected to increase by 254 people over this period.

Development
Residential development activity is lower than average in Pennant Hills according to AreaSearch's national comparison of local real estate markets
AreaSearch analysis of ABS building approval numbers allocated from statistical area data shows Pennant Hills averaged around 18 new dwelling approvals each year over the past five financial years, totalling an estimated 92 homes. As of FY-26 so far, 7 approvals have been recorded. Over the same period, an average of 0.3 new residents per year per dwelling constructed was observed.
This suggests that new construction is matching or outpacing demand, offering buyers more options and enabling population growth. The average value of new dwellings developed in Pennant Hills is $599,000, moderately above regional levels, indicating an emphasis on quality construction. Compared to Greater Sydney, Pennant Hills has significantly less development activity, 66.0% below the regional average per person. This scarcity typically strengthens demand and prices for existing properties, though recent construction activity has intensified. Nationally, development activity is also lower, reflecting market maturity and possible development constraints.
New development consists of 78.0% standalone homes and 22.0% medium and high-density housing, sustaining the area's suburban identity with a concentration of family homes suited to buyers seeking space. With around 302 people per dwelling approval, Pennant Hills shows characteristics of a low density area. Population is expected to remain stable or decline, potentially reducing pressure on housing and creating opportunities for buyers.
