Statistical Area (SA2) Boundary Analysis

This analysis uses ABS Statistical Areas Level 2 (SA2) boundaries, which can materially differ from Suburbs and Localities (SAL) even when sharing similar names.

SA2 boundaries are defined by the Australian Bureau of Statistics and are designed to represent communities for statistical reporting (e.g., census and ERP).

Suburbs and Localities (SAL) represent commonly-used suburb/locality names (postal-style areas) and may use different geographic boundaries. For comprehensive analysis, consider reviewing both boundary types if available.

Detail

According to the analysis by AreaSearch, the resident count of Brunswick East stands at approximately 14,693 as of May 2026. This represents an expansion of 1,955 individuals (15.3%) from the 2021 Census, which recorded 12,738 residents. This shift is calculated using the June 2025 ABS estimated resident population of 14,693 alongside 552 validated new addresses identified since the census. The 15.3% growth rate observed in Brunswick East since the 2021 census outpaced the state average of 9.3% and exceeded national figures, establishing the suburb as a regional growth leader. The primary driver of this demographic expansion was overseas migration, which accounted for roughly 83.3% of the total population increase in recent times. AreaSearch incorporates population projections from the ABS and Geoscience Australia released in 2024, using 2022 as the baseline year for each SA2. For SA2 regions lacking this coverage, data from the VIC State Government's 2023 Regional/LGA projections is applied, using a weighted aggregation method to scale growth from LGA to SA2 levels. The age group growth rates derived from these aggregations are projected forward for the years 2032 to 2041. Future demographic projections suggest remarkable growth that ranks in the top 10 percent of all Australian statistical areas, with expectations that the population will expand by 9,122 individuals by 2041 based on the latest annual ERP data, translating to a total increase of 62.1% over the 16 years.

Table Chart PROFILE FAQ

756 new dwellings have been approved in Brunswick East over the past five years, an average of 151 a year. That places the area in the 65th percentile for residential development activity nationally, about 10 approvals per 1,000 residents a year. Of the 134 dwellings approved in the latest reporting year, 6% were detached houses and the rest townhouses or apartments. Approvals are currently running at an annualised 38, well below that longer-run average. Detail

Brunswick East recorded an annual average of approximately 151 new home approvals, culminating in 756 residential units over the last 5 financial years. In the current financial year of FY-26, 35 approvals have been documented so far. An average gain of 2.1 new residents per year was registered for each completed dwelling between FY-21 and FY-25, indicating solid demand that bolsters local property values, with new residential projects averaging a construction cost of $370,000. Additionally, commercial approvals worth $3.8 million have been registered during this financial year, pointing to the dominant residential profile of the neighborhood.

Compared to Greater Melbourne, Brunswick East exhibits equivalent development volumes per resident, maintaining a supply balance aligned with the wider metropolitan market despite a recent slowdown in construction. Nevertheless, building activity remains significantly elevated relative to national benchmarks, showing substantial developer confidence in the locality. The mix of new construction consists of 6.0% detached houses and 94.0% multi-dwelling units like townhouses or apartments. This high proportion of medium and high-density housing provides more accessible price points for buyers and draws interest from downsizers, property investors, and first-time home buyers. This pattern represents a major shift from the current residential makeup of 24.0% houses, reflecting a scarcity of vacant land and adapting to changing lifestyle choices and housing affordability pressures. The ratio of roughly 701 residents per approval highlights the mature and established status of Brunswick East. Long-term forecasts indicate that Brunswick East will gain 9,122 residents by 2041, according to the most recent quarterly estimates from AreaSearch. Should current construction rates persist, the volume of new housing may fall short of population gains, which could intensify competition among buyers and provide upward pressure on property prices.

Jobs & IndustryEmployment Trends in Brunswick East

Table Chart PROFILE FAQ

10,505 residents of Brunswick East are employed, from a labour force of 11,027. Unemployment sits at 4.7%, with participation at 82.9%. Weighted for its industry mix, the area's sectors are forecast to grow about 7.2% nationally over five years. That reflects industry composition only and makes no allowance for local population growth, so in an area growing as fast as this one it understates the likely rise in local jobs. The working-day population is estimated at 11,051, about 75% of the resident population, so more people leave the area for work than travel in. Unemployment and labour force come from ABS Small Area Labour Markets, updated quarterly; the industry and occupation profile is from the 2021 Census.

The concentration of workers in professional & technical services is especially pronounced, running at 1.7 times the metropolitan average. Conversely, the construction sector employs only 4.5% of the local workforce, compared to 9.7% across Greater Melbourne. A comparison between the resident workforce and local jobs indicates that this largely residential suburb offers relatively few employment opportunities within its own boundaries. AreaSearch analysis of SALM and ABS data shows that over the 12-month period, the number of employed residents rose by 4.1% and the total labor force grew by 3.7%, resulting in a 0.4 percentage point reduction in the unemployment rate. Over the same timeframe, Greater Melbourne recorded a 2.1% rise in employment alongside a 2.3% expansion in the labor force, leading to a 0.2 percentage point increase in unemployment. National forecasts released by Jobs and Skills Australia in May-25 provide additional context for future labor demand in Brunswick East. These five and ten-year forecasts have been applied to the local industry mix to project regional employment changes. Although nationwide employment is projected to grow by 6.6% over five years and 13.7% over ten years, trends vary widely by sector. Applying these national sector trends to the Brunswick East workforce structure suggests local employment would rise by 7.2% over five years and 14.5% over ten years, representing a basic weighted projection for illustration that does not incorporate localized population growth models.

How the numbers are built

Population

The Census provides the small-area baseline, aggregated from mesh blocks to this boundary. It is then re-based to the ABS Estimated Resident Population (June 2025 release), and new dwellings built since Census night are counted from address data — 552 validated new addresses here. The headline figure is therefore a current estimate for May 2026, not a 2021 count (12,738 at the 2021 Census → 14,693 now). Annual growth rates are compound (CAGR), not simple averages.

Age profile

Cohort shares are not raw Census counts. Every cohort is held as a pair — the Census baseline and a current estimate — and the split is re-based using ERP and state population projections, current to May 2026. Median age is the Census median plus modelled change since. Charts that show both are labelled "2021 Census vs Current Estimate".

Property sales

Sourced from the state valuation authority's sales register — current, not Census, and refreshed weekly. Medians are calculated from settled transactions in the period shown; periods with very low transaction counts are flagged or suppressed, because a handful of sales can move a median substantially.

Rents

Derived from state rental bond lodgement data, by dwelling type and bedroom count. Bonds are lodged at the start of a new tenancy, so this reflects new lettings, not the whole rented stock.

Development & infrastructure

Building approvals come from current ABS releases; development applications are collected from council and state planning portals; the infrastructure pipeline is compiled from Infrastructure Australia and local government sources. Applications are matched to this boundary by address or coordinates, so very recent lodgements may not yet appear.

Employment & income

Industry and occupation structure comes from the Census, but the headline labour-market indicators do not. Unemployment and labour force are derived from ABS Small Area Labour Markets (quarterly). The employment outlook applies Department of Employment forecasts for all 19 industry divisions to this area's own industry mix (the agency is now Jobs and Skills Australia), as does the Internet Vacancy Index used for job demand. Because it is weighted on industry composition alone, that outlook carries no allowance for local population growth — in fast-growing areas the real rise in local jobs will typically be higher. Income combines Census household income with ATO taxable-income statistics for FY 2023, indexed forward using the Wage Price Index.

Education, transport & amenities

School enrolments, ICSEA and performance come from ACARA's current release, not the Census. Public transport stops and service frequency are derived from GTFS timetable feeds published by state transport departments. Services and amenities are proximity and count scores built from provider directories, refreshed on their own cycle. The Census contributes only the travel-to-work and qualification measures.

Rankings and benchmarks. Where we rank this area, the comparison set is every area of the same boundary type — suburbs against suburbs, SA2s against SA2s. Benchmarks compare this area against its greater capital city region and the national figure for the same measure and period.

Limits worth knowing. Small areas carry larger error margins, and the ABS introduces small random adjustments to Census counts to protect confidentiality — so totals may not sum exactly. Estimates re-based from regional data describe the area's expected trajectory, not a direct count of it. Figures are indicative for research and are not financial, planning or valuation advice.

Common questions about this page

Why can the Brunswick East SA2 boundary differ from the suburb boundary?
This page uses ABS Statistical Area Level 2 (SA2) boundaries for statistical reporting (e.g., census and ERP). SA2 areas can differ materially from Suburbs and Localities (SAL) boundaries, even when they share similar names, because they are defined for different purposes and often use different geographic boundaries.
Where does the data on this Brunswick East page come from?
AreaSearch compiles this page from official and industry sources — including ABS, Geoscience Australia, Valuer General, Provider directories, DEWR, JSA, State Transport Departments and ACARA — then aggregates them to the boundary shown and calculates the rankings, growth rates and benchmarks itself. Property sales come from the state valuation authority, rents from state rental bond lodgements, development applications from council and state planning portals, school data from ACARA, and public transport from state transport departments.
Is the Brunswick East data on this page just from the 2021 Census?
No. Most of this page is maintained well beyond the Census. Sourced entirely from current releases: development & approvals (Jun 2026), property sales & rents (Aug 2026), infrastructure projects (Aug 2025) and services & amenities (Jul 2026). Built on a Census baseline but carrying newer measures on top: population (to May 2026), age profile (to May 2026), employment (to Mar 2026), income (to FY 2023), education (to Aug 2026), transport (to Jul 2026) and health (to 2024). Population and age cohorts in particular are re-based to the latest ABS Estimated Resident Population rather than left at 2021 counts. Only housing, households and cultural diversity remain wholly Census-based, because no more current small-area dataset exists for those measures.
