Population
An assessment of population growth drivers in Panorama reveals an overall ranking slightly below national averages considering recent, and medium term trends
Based on analysis of Australian Bureau of Statistics (ABS) population updates for the broader area, and new addresses validated by AreaSearch, the estimated population of the suburb of Panorama is around 2,478 as of Nov 2025. This reflects an increase of 90 people since the 2021 Census, which reported a population of 2,388 people. The change is inferred from the resident population of 2,458 estimated by AreaSearch following examination of the latest Education and Workforce (ERP) data release by the ABS in June 2024, along with an additional 32 validated new addresses since the Census date. This level of population equates to a density ratio of 1,424 persons per square kilometer, which is above the average seen across national locations assessed by AreaSearch. Over the past decade, Panorama has demonstrated resilient growth patterns with a compound annual growth rate of 0.9%, outpacing the SA3 area. Population growth for the suburb was primarily driven by overseas migration that contributed approximately 79.0% of overall population gains during recent periods.
AreaSearch is adopting ABS/Geoscience Australia projections for each SA2 area, as released in 2024 with a base year of 2022. For areas not covered by this data and years post-2032, the SA State Government's Regional/LGA projections by age category are adopted, based on 2021 data and released in 2023, with adjustments made employing a method of weighted aggregation of population growth from LGA to SA2 levels. Anticipating future population dynamics, an above median population growth is projected for the suburb, with an expected increase of 505 persons to 2041 based on aggregated SA2-level projections, reflecting an overall increase of 21.7% over the 17 years.

Development
AreaSearch analysis of residential development drivers sees Panorama recording a relatively average level of approval activity when compared to local markets analysed countrywide
AreaSearch analysis of ABS building approval numbers indicates Panorama has recorded approximately 11 residential properties granted approval each year. Over the past five financial years, from FY-21 to FY-25, around 56 homes were approved, with no approvals yet in FY-26. On average, each dwelling built over these years accommodates about 2.7 new residents per year, suggesting solid demand that supports property values.
The average construction cost value of new homes is $420,000. This financial year has seen $492,000 in commercial development approvals, indicating minimal commercial development activity compared to residential. Against Greater Adelaide's average, Panorama shows moderately higher development activity, at 36.0% above the regional average per person over the five-year period.
New development consists mainly of standalone homes (82.0%) and medium-high density housing (18.0%), sustaining the area's suburban identity with a concentration of family homes suited to buyers seeking space. Panorama reflects a low-density area, with around 262 people per approval. Future projections estimate Panorama will add 537 residents by 2041. At current development rates, housing supply may struggle to match population growth, potentially heightening buyer competition and supporting price increases.
