This analysis uses Suburbs and Localities (SAL) boundaries, which can materially differ from Statistical Areas (SA2) even when sharing the same name.
SAL boundaries are defined by Australia Post and the Australian Bureau of Statistics to represent commonly-known suburb names used in postal addresses.
Statistical Areas (SA2) are designed for census data collection and may combine multiple suburbs or use different geographic boundaries. For comprehensive analysis, consider reviewing both boundary types if available.

Population
An assessment of population growth drivers in Panorama reveals an overall ranking slightly below national averages considering recent, and medium term trends
As of May 2026, the estimated population of the suburb of Panorama is around 2,668. This represents an increase of 280 people since the 2021 Census, which reported a population of 2,388. The current resident population estimate of 2,660 by AreaSearch, based on examination of the latest ERP data release by the ABS in June 2025 and additional validated new addresses since the Census date, indicates an increase of approximately 11.7%. This results in a density ratio of 1,533 persons per square kilometer, which is higher than the average seen across national locations assessed by AreaSearch. Panorama's population growth of 11.7% since the 2021 Census exceeds that of both the SA3 area (5.6%) and the SA4 region, positioning it as a growth leader in the region. Overseas migration contributed approximately 79.0% of overall population gains during recent periods for the suburb.
AreaSearch adopts ABS/Geoscience Australia projections for each SA2 area, released in 2024 with a base year of 2022. For areas not covered by this data and years post-2032, the SA State Government's Regional/LGA projections by age category are adopted, based on 2021 data and released in 2023, with adjustments made using a method of weighted aggregation of population growth from LGA to SA2 levels. Future population dynamics anticipate an above median growth for national areas, with the suburb expected to grow by 454 persons to reach a total population of approximately 3,122 by 2041, reflecting an increase of 16.7% over the 16-year period.

AreaSearch assessment of residential approval activity sees Panorama among the top 30% of areas assessed nationwide
AreaSearch analysis of ABS building approval numbers indicates Panorama has recorded approximately 15 residential properties granted approval each year. Around 78 homes were approved over the past five financial years, from FY-21 to FY-25, and 9 have been approved so far in FY-26. On average, about 3.7 people have moved to the area for each dwelling built during this period, suggesting supply is lagging demand, which typically leads to heightened buyer competition and pricing pressures.
The average expected construction cost value of new homes being built is $420,000, indicating developers are focusing on the premium market with high-end developments. This financial year has seen $300,000 in commercial development approvals, predominantly residential-focused. Compared to Greater Adelaide, Panorama shows 83.0% higher development activity per person, offering greater choice for buyers. New development consists of 75.0% standalone homes and 25.0% medium and high-density housing, maintaining the area's suburban identity with a concentration of family homes suited to buyers seeking space.
With around 134 people per approval, Panorama reflects a developing area. Future projections estimate Panorama will add 446 residents by 2041, based on the latest AreaSearch quarterly estimate. Building activity is keeping pace with growth projections, though buyers may experience heightened competition as the population grows.
