Statistical Area (SA2) Boundary Analysis

This analysis uses ABS Statistical Areas Level 2 (SA2) boundaries, which can materially differ from Suburbs and Localities (SAL) even when sharing similar names.

SA2 boundaries are defined by the Australian Bureau of Statistics and are designed to represent communities for statistical reporting (e.g., census and ERP).

Suburbs and Localities (SAL) represent commonly-used suburb/locality names (postal-style areas) and may use different geographic boundaries. For comprehensive analysis, consider reviewing both boundary types if available.

Table Chart PROFILE FAQ

Coomera has an estimated 24,920 residents, up from 20,225 at the 2021 Census — a change of 4,695 people, or 23.2%. Growth has averaged 4.5% a year over five years, faster than 92% of areas nationally. 610 new addresses have been validated here since Census night. Overseas migration accounts for 40.0% of that increase. That puts 1,011 residents on each square kilometre. Population is estimated from ABS Estimated Resident Population releases and GNAF address data, re-based from the 2021 Census and updated annually.

Detail

According to the analysis by AreaSearch, the population of Coomera is approximately 24,920 as of May 2026. This represents a growth of 4,695 people (23.2%) from the 2021 Census, which recorded 20,225 people. This shift is calculated using the June 2025 ABS estimated resident population of 24,313 alongside 610 validated new addresses identified since the Census. Such population levels yield a density of 1,010 persons per square kilometer, aligning closely with typical averages across examined locations. The 23.2% expansion since the 2021 census outpaced the Rest of Qld (9.2%) and the nation as a whole, positioning the area as a regional growth frontrunner.

The primary driver of this increase was overseas migration, which accounted for roughly 40.0% of the total population growth in recent times, though natural increase and interstate migration also made positive contributions. Projections from ABS and Geoscience Australia, published in 2024 with a 2022 baseline, are utilized for each SA2 region. For SA2 regions lacking this data, or for projections extending beyond 2032, Queensland State Government SA2 projections from 2023 (based on 2021 data) are applied. Because these state-level projections lack age breakdowns, AreaSearch scales cohort growth proportionally using the 2023 ABS Greater Capital Region projections (based on 2022 data). Looking forward, the area is anticipated to experience remarkable expansion, ranking in the highest 10 percent of non-metropolitan Australian regions. It is projected to add 19,140 residents by 2041 compared to the most recent annual ERP statistics, representing a 74.4% rise over the 16 years.

Residential SupplyHousing Development & Building Approvals in Coomera

Table Chart PROFILE FAQ

1,449 new dwellings have been approved in Coomera over the past five years, an average of 289 a year. That places the area in the 96th percentile for residential development activity nationally, about 12 approvals per 1,000 residents a year. Of the 216 dwellings approved in the latest reporting year, 26% were detached houses and the rest townhouses or apartments. Approvals are currently running at an annualised 22, well below that longer-run average. Figures come from ABS building approvals aggregated to this SA2 boundary and are updated monthly as the ABS releases them.

Detail

Coomera averages approximately 289 building approvals for dwellings each year, with a total of 1,449 residences approved over the last 5 financial years (from FY-21 to FY-25) and 21 recorded so far in FY-26. An average influx of 3.3 individuals per year for every home built over the past 5 financial years (from FY-21 to FY-25) shows that demand is outpacing supply, creating upward pressure on costs and intensifying buyer rivalry, while new residential projects present an average value of $258,000—below regional figures—offering more affordable entry points. Furthermore, commercial building approvals have reached $90.7 million this financial year, reflecting a strong expansionary trend in business developments.

Compared with the Rest of Qld, Coomera displays moderately elevated construction levels (exceeding the regional per-person average by 47.0% over the 5 year period), which helps maintain buyer choices while supporting current property values, despite a recent slowdown in building activity. This volume is notably higher than the national standard, highlighting strong developer engagement. Recent building approvals consist of 26.0% standalone houses and 74.0% medium and high-density developments. This focus on higher-density housing provides affordable buying options and draws in downsizing households, investors, and first-time buyers. This represents a major shift from the existing property profile (where houses comprise 73.0%), reflecting a decline in available land parcels while catering to changing lifestyle choices and price pressures. With roughly 166 people for each approved dwelling, Coomera exhibits the hallmarks of a developing corridor. Projections indicate that Coomera will gain 18,533 residents by 2041 (drawing from the latest quarterly figures from AreaSearch). Should the pace of construction remain unchanged, housing availability may fall short of population gains, which could heighten competition among buyers and underpin stronger value appreciation.

Weighted for its industry mix, the area's sectors are forecast to grow about 6.4% nationally over five years. The working-day population is estimated at 22,537, about 90% of the resident population, so more people leave the area for work than travel in. Unemployment and labour force come from ABS Small Area Labour Markets, updated quarterly; the industry and occupation profile is from the 2021 Census.

Retail trade represents a notable local specialization, employing residents at a rate 1.3 times the regional average. Conversely, agriculture, forestry & fishing is minimally represented, employing only 0.2% of the local workforce compared to 4.5% across Regional Qld. This largely residential district appears to have a shortage of local jobs, as shown by comparing the count of local workers against the resident labor force. According to AreaSearch analysis of SALM and ABS statistics, the year ending March 2026 saw employment rise by 3.5% and the labor force expand by 3.2%, which drove a 0.2 percentage point reduction in unemployment. This stands in contrast to Regional Qld, where employment grew by 0.1%, the workforce grew by 0.3%, and unemployment rose by 0.1 percentage points. National employment projections from Jobs and Skills Australia as of May-25 offer additional perspective on future demand trends in the area. These five and ten-year forecasts have been applied to the local workforce structure to model future trajectories. Although national employment is projected to grow by 6.6% over five years and 13.7% over ten years, the expansion rates vary widely by sector. Projecting these industry-specific trends onto the local workforce indicates that employment in Coomera would rise by 6.4% over five years and 13.2% over ten years (note that this is a direct weighted extrapolation for demonstration purposes and does not account for local population forecasts).

How the numbers are built

Population

The Census provides the small-area baseline, aggregated from mesh blocks to this boundary. It is then re-based to the ABS Estimated Resident Population (June 2025 release), and new dwellings built since Census night are counted from address data — 610 validated new addresses here. The headline figure is therefore a current estimate for May 2026, not a 2021 count (20,225 at the 2021 Census → 24,920 now). Annual growth rates are compound (CAGR), not simple averages.

Age profile

Cohort shares are not raw Census counts. Every cohort is held as a pair — the Census baseline and a current estimate — and the split is re-based using ERP and state population projections, current to May 2026. Median age is the Census median plus modelled change since. Charts that show both are labelled "2021 Census vs Current Estimate".

Property sales

Sourced from the state valuation authority's sales register — current, not Census, and refreshed weekly. Medians are calculated from settled transactions in the period shown; periods with very low transaction counts are flagged or suppressed, because a handful of sales can move a median substantially.

Rents

Derived from state rental bond lodgement data, by dwelling type and bedroom count. Bonds are lodged at the start of a new tenancy, so this reflects new lettings, not the whole rented stock.

Development & infrastructure

Building approvals come from current ABS releases; development applications are collected from council and state planning portals; the infrastructure pipeline is compiled from Infrastructure Australia and local government sources. Applications are matched to this boundary by address or coordinates, so very recent lodgements may not yet appear.

Employment & income

Industry and occupation structure comes from the Census, but the headline labour-market indicators do not. Unemployment and labour force are derived from ABS Small Area Labour Markets (quarterly). The employment outlook applies Department of Employment forecasts for all 19 industry divisions to this area's own industry mix (the agency is now Jobs and Skills Australia), as does the Internet Vacancy Index used for job demand. Because it is weighted on industry composition alone, that outlook carries no allowance for local population growth — in fast-growing areas the real rise in local jobs will typically be higher. Income combines Census household income with ATO taxable-income statistics for FY 2023, indexed forward using the Wage Price Index.

Education, transport & amenities

School enrolments, ICSEA and performance come from ACARA's current release, not the Census. Public transport stops and service frequency are derived from GTFS timetable feeds published by state transport departments. Services and amenities are proximity and count scores built from provider directories, refreshed on their own cycle. The Census contributes only the travel-to-work and qualification measures.

Rankings and benchmarks. Where we rank this area, the comparison set is every area of the same boundary type — suburbs against suburbs, SA2s against SA2s. Benchmarks compare this area against its greater capital city region and the national figure for the same measure and period.

Limits worth knowing. Small areas carry larger error margins, and the ABS introduces small random adjustments to Census counts to protect confidentiality — so totals may not sum exactly. Estimates re-based from regional data describe the area's expected trajectory, not a direct count of it. Figures are indicative for research and are not financial, planning or valuation advice.

Common questions about this page

Why can the Coomera SA2 boundary differ from the suburb boundary?
This page uses ABS Statistical Area Level 2 (SA2) boundaries for statistical reporting (e.g., census and ERP). SA2 areas can differ materially from Suburbs and Localities (SAL) boundaries, even when they share similar names, because they are defined for different purposes and often use different geographic boundaries.
Where does the data on this Coomera page come from?
AreaSearch compiles this page from official and industry sources — including ABS, Geoscience Australia, Valuer General, Provider directories, DEWR, JSA, State Transport Departments and ACARA — then aggregates them to the boundary shown and calculates the rankings, growth rates and benchmarks itself. Property sales come from the state valuation authority, rents from state rental bond lodgements, development applications from council and state planning portals, school data from ACARA, and public transport from state transport departments.
Is the Coomera data on this page just from the 2021 Census?
No. Most of this page is maintained well beyond the Census. Sourced entirely from current releases: development & approvals (Jun 2026), property sales & rents (Aug 2026), infrastructure projects (Jul 2026) and services & amenities (Jul 2026). Built on a Census baseline but carrying newer measures on top: population (to May 2026), age profile (to May 2026), employment (to Mar 2026), income (to FY 2023), education (to Aug 2026), transport (to Jul 2026) and health (to 2024). Population and age cohorts in particular are re-based to the latest ABS Estimated Resident Population rather than left at 2021 counts. Only housing, households and cultural diversity remain wholly Census-based, because no more current small-area dataset exists for those measures.
