Population
Mount Clear lies within the top quartile of areas nationally for population growth performance according to AreaSearch analysis of recent, and medium to long-term trends
Based on analysis of ABS population updates for Mount Clear's broader area, and new addresses validated by AreaSearch since the Census, Mount Clear's population is estimated at around 3,646 as of May 2026. This reflects a decrease of 25 people (0.7%) since the 2021 Census, which reported a population of 3,671 people. The change was inferred from the resident population of 3,640 estimated by AreaSearch following examination of the latest ERP data release by the ABS in June 2025 and an additional 38 validated new addresses since the Census date. This level of population equates to a density ratio of 359 persons per square kilometer, providing significant space per person and potential room for further development. Population growth for Mount Clear was primarily driven by overseas migration that contributed approximately 81.0% of overall population gains during recent periods.
AreaSearch is adopting ABS/Geoscience Australia projections for each SA2 area released in 2024 with a base year of 2022. For any SA2 areas not covered, AreaSearch utilises the VIC State Government's Regional/LGA projections released in 2023 with adjustments made employing a method of weighted aggregation of population growth from LGA to SA2 levels. Growth rates by age group from these aggregations are also applied across all areas for years 2032 to 2041. As we examine future population trends, a significant population increase in the top quartile of Australian non-metropolitan areas is forecasted, with Mount Clear expected to grow by 1,170 persons to 2041 based on aggregated SA2-level projections, reflecting an increase of 31.9% in total over the 16 years.

Development
AreaSearch assessment of residential development drivers sees a low level of activity in Mount Clear, placing the area among the bottom 25% of areas assessed nationally
Mount Clear recorded approximately 10 residential properties approved annually based on AreaSearch analysis of ABS building approval numbers. Between FY21 and FY25, around 51 homes were approved, with an additional 7 granted in FY26. On average, 0.2 new residents arrived per new home over the past five financial years.
The average construction value for these properties was $357,000. In FY26, there have been $67,000 worth of commercial approvals registered, indicating the area's residential nature. Compared to the Rest of Vic., Mount Clear has significantly less development activity, 77.0% below the regional average per person. This scarcity typically strengthens demand and prices for existing properties. The area also falls under the national average in terms of development activity, suggesting its established nature and potential planning limitations.
Recent construction comprises 67.0% detached houses and 33.0% attached dwellings, offering choices across price ranges from spacious family homes to more compact options. The estimated population per dwelling approval is 733 people, reflecting the area's quiet development environment. Population forecasts indicate Mount Clear will gain 1,164 residents by 2041. At current development rates, housing supply may struggle to match population growth, potentially increasing buyer competition and supporting price increases.
