Development
AreaSearch assessment of residential development drivers sees a low level of activity in Mount Clear, placing the area among the bottom 25% of areas assessed nationally
Mount Clear has recorded approximately 9 residential properties granted approval annually. Between FY21 and FY25, around 49 homes were approved, with an additional 2 approved in FY26 so far. On average, 1.6 new residents arrive per year for each new home over the past five financial years.
This suggests a balanced supply and demand creating stable market conditions. The average construction value of new properties is $356,000, below the regional average, indicating more affordable housing options. In FY26, $13,000 in commercial approvals have been registered, indicating minimal commercial development activity. Compared to the rest of Victoria, Mount Clear has significantly less development activity, at 78.0% below the regional average per person. This limited new supply generally supports stronger demand and values for established homes.
Recent construction comprises 70.0% standalone homes and 30.0% townhouses or apartments, with a growing mix of townhouse and apartment options providing different price points from family homes to more affordable compact living. The estimated population per dwelling approval is 830 people, reflecting its quiet development environment. According to the latest AreaSearch quarterly estimate, Mount Clear is expected to grow by 1,259 residents through to 2041. If current construction levels persist, housing supply may lag behind population growth, potentially intensifying buyer competition and underpinning price growth.
