Population Text

25,452 people resided in the Seaford (SA) area at the end of the 2021 financial year according to the latest regional data from the ABS. The area achieved a population growth rate of 1.51% over the past financial year as the number of residents increased by 378 people. This is considerably greater than the Australian average of 0.17% and places it in the 83rd percentile of statistical areas across the nation. Since the 2016 Census the ABS estimates the resident population in Seaford (SA) area expanded by 12.1% in total, a level more than the national growth rate of 9.77%, which places it in the 80th percentile of national areas.

In terms of population density (residents per square kilometer) the Seaford (SA) lies in the 55th percentile of statistical areas analysed by AreaSearch given its total size of 23.6 square kilometers, equating to 1,078.5p/sqKm. This is a level materially greater than the Greater Adelaide region average of 422.9p/sqKm.

Projections of population by age were undertaken by the Department of Health following the last Census, covering the years 2017 to 2032. By applying these growth projections to the most recent resident population estimates for Seaford (SA) from the ABS, AreaSearch hopes to provide a more current guide as to potential growth expectations. Population growth is projected to be among the top 10 percent of statistical areas analysed by AreaSearch over the period with the area expected to increase by 7,045 persons to 2032 when based off the latest population numbers, with an increase of 27.7% in total over the 11 years. Of age brackets the bulk of the population increase is expected to be within the 35 to 44 age group, which is projected to expand by 1,075 people. See age section for detail.

Please note, these projections are based on DOH assumptions for likely natural population changes (births minus deaths) and population migration. These projections were undertaken prior to Covid-19 and specific planning and development changes can have a material impact on population outcomes which may not been taken into account.

Development Text
In the FY-21 financial year development approvals saw a significant increase over the prior year's activity as 224 approvals were recorded for the year compared to 144 in the FY-20 financial year. Houses made up the bulk of development approvals in the Seaford (SA) area representing 92.1% of activity registered by the ABS during the current financial year and recent periods, while other approvals (typically apartments and townhouses) accounted for 7.9% of activity with 22 approvals over the same period.

In order to enable comparison across areas of different sizes, AreaSearch uses two methods to assess relative development activity levels; being the level of development approvals per 100 people in population and the number of development approvals per growth in population. Development approvals per 100 persons in Seaford (SA) stood at 0.73, meaning that over the past two financial years the area has averaged one development approval for every 137.9 people in population. This places it in the 71st percentile of Australian statistical areas for relative development activity and compares to averages of 0.77 and 0.80 across Australia and Greater Adelaide respectively.

Population growth per development approval in Seaford (SA) was substantially greater than the national average with 2.50, persons in population growth for each approval registered over the past 2 financial years compared to 0.90 for Australia as a whole. This places it in the 85th percentile of national areas.

By looking at the difference in composition between recent development approvals and that of existing stock during the 2016 Census, AreaSearch approximates 'densification' of an area, which is a key driver of land values. Seaford (SA) sits in the 61st percentile of national statistical areas for densification, as the difference between the 7.9 percentage of recent approvals being for attached dwellings and the 9.5% of attached and semi-attached dwellings as at the last Census gives the area a rating of 42.

Employment Text
12,490 people were estimated to be employed of Seaford (SA)'s 13,316 total labour force, reflecting an unemployment rate of 6.2% (826 people). This is a figure relatively on par with the broader Greater Adelaide region rate of 5.0% according to the latest data from the Department of Employment for 2022-Mar and places it in the 21st percentile of national statistical areas. Over the past 12 months the unemployment rate in Seaford (SA) decreased by 2.8%, while the overall employment level is estimated to have increased by 603 persons (5.1%) during the year. Looking over a longer term the total employment level has risen by 15.8% over the past five years, which on AreaSearch's analysis is a performance in the top 20% of national areas.

A forward gauge of employment prospects across regions and sectors can be gleaned from the level of job advertisements. AreaSearch analyses the Department of Employment's Internet Vacancy Index (IVI), which while not available for the Seaford (SA) SA2 area specifically, is published at the wider Adelaide region and across 37 regions nationally. Over the past 12 months to May 2022 the level of job advertisements in Adelaide saw very strong growth of 26.1%, which ranked 17th of the 37 regions given the exceptional growth in job requirements witnessed at a national level.

The Department of Employment also provides projections of employment growth across Australia's regions and industries in the five years between May 2020 and 2025. Due to the impact of Covid-19 the smallest relevant level of these projections provided by the DOE is for Greater Adelaide at present, AreaSearch has applied these industry-level expectations to the overall employment composition of Seaford (SA) in order to provide an indicative guide at a more localised level. Please note this is a weighting extrapolation only and does not take into account population projections. Over this period Greater Adelaide is expected to see employment increase by 5.9% in total, a figure substantially lower than the expected national growth projection of 7.8%. When industry expectations are applied to Seaford (SA) as described above, the area should expand by 5.7% over the five year period, positioning it in the 24th percentile of statistical areas across the nation.

Looking at projections by industry sector, the sector contributing the largest gain in employment for Greater Adelaide over this period is expected to be Health Care and Social Assistance with approximately 8,745 roles (8.1% growth) expected to be added over the period, with the sector contributing 16.8% of the Seaford (SA) workforce as at the 2016 Census.
