Area Highlights

The Port Pirie Region area showed a moderate performance in the majority of key drivers assessed by AreaSearch. Leading results for the area were evident across development activity (41st percentile), education (35th percentile), and population growth which placed in the 32nd percentile of national SA2 areas covered by AreaSearch.

Specific indicators of note included; dwelling approvals relative to the population base significantly below the national average, 86% of the population were born in Australia (93rd percentile), 2.2 children per family on average (91st percentile), the 55.2% of households that are married families (87th percentile) and the 88.6% proportion of household income that is disposable after housing costs are paid which placed in the 83rd percentile of locations assessed by AreaSearch.

The Port Pirie Region area possessed an estimated resident population of 3,415 people at the end of the 2021 financial year according to the latest regional data from the ABS. The population shrank by 9 people over the past financial year reflecting a growth rate of -0.26%, which places it in the 28th percentile of regional areas nationally, and considerably less than the Australian average of 0.17%. Since the 2016 Census the ABS estimates the resident population in Port Pirie Region area increased by 3.7% in total, a level materially below the national growth rate of 9.77%, which places it in the 44th percentile of Australia's regional areas.

Looking at population density levels Port Pirie Region has a total area of 1583.3 square kilometers, which equates to 2.2 persons per square kilometer, placing it in the 25th percentile of Australia's regional areas and significantly exceeding the Rest of SA region average of 0.4p/sqKm.

Projections of population by age were undertaken by the Department of Health following the last Census, covering the years 2017 to 2032. AreaSearch has applied these growth rates (using the mid-tier growth estimate) to the latest resident population for Port Pirie Region provided by the ABS to give a current guide as to potential growth scenarios. Population growth slightly under the median result of regional areas nationally is expected over the period, with the area expected to expand by 86 persons to 2032 when based off the latest population numbers, with an increase of 2.5% in total over the 11 years. In the FY-21 financial year development approvals saw a material expansion from the prior year's activity as 12 approvals were recorded for the year compared to 3 in the FY-20 financial year. All approvals registered by type in the current financial year and prior FY-21 / FY-20 periods for the Port Pirie Region area were registered as approvals for detached housing, wih no attached dwelling approvals (typically apartments and townhouses) recorded whatsoever.

In order to enable comparison across areas of different sizes, AreaSearch uses two methods to assess relative development activity levels; being the level of development approvals per 100 people in population and the number of development approvals per growth in population. Over the past two financial years an average 0.22 developments were approved per 100 people in population across Port Pirie Region. Put another way, for each development approval there were 454.5 people in existing population. This is a level of relative development activity substantially below Rest of SA that had an average of 0.53 approvals per 100 people. The national level of development relative to population was also higher than Port Pirie Region, with 0.77 approvals for every 100 people.

Looking at population growth per development approval provides a cross-check as to whether supply is in excess of, or below, demand levels. Population growth per development approval in Port Pirie Region was recorded at 0.60, which places it in the 47th percentile of national non-metropolitan areas and is a level considerably beneath the national average of 0.90.

By looking at the difference in composition between recent development approvals and that of existing stock during the 2016 Census, AreaSearch approximates 'densification' of an area, which is a key driver of land values. According to the latest data from the Department of Employment, the total employment level for the Port Pirie Region SA2 area was estimated to be 1,509 as at 2022-Mar. The area had a total unemployment level of 104 persons, reflecting an unemployment rate of 6.4%, which is greater than that of the broader Rest of SA region (4.8%) and places it in the 19th percentile of non-metropolitan areas nationally. Port Pirie Region's unemployment rate expanded by 1%, over the past 12 months while total employment is estimated to have declined by 15 persons (-1%) during the year.

The level of job advertisements provide a strong forward lead into the employment prospects of different areas and sectors. AreaSearch analyses the Department of Employment's Internet Vacancy Index (IVI), which while not available for the Port Pirie Region SA2 area specifically, is published at the wider Yorke Peninsula & Clare Valley region and across 37 regions nationally. Over the past 12 months to May 2022 the level of job advertisements in Yorke Peninsula & Clare Valley has seen strong growth of 16%, which ranked 32nd of the 37 regions given the exceptional growth in job requirements witnessed at a national level.

The Department of Employment also provides projections of employment growth across Australia's regions and industries in the five years between May 2020 and 2025. Due to the impact of Covid-19 the smallest relevant level of these projections provided by the DOE is for Rest of SA at present, AreaSearch has applied these industry-level expectations to the overall employment composition of Port Pirie Region in order to provide an indicative guide at a more localised level. Please note this is a weighting extrapolation only and does not take into account population projections. Over this period Rest of SA is expected to see employment increase by 1.9% in total, a figure significantly beneath the expected national growth projection of 7.8%. When industry expectations are applied to Port Pirie Region as described above, the area should grow by 2.1% over the five year period, positioning it in the 14th percentile of national regional areas.

Looking at projections by industry sector, the sector contributing the largest gain in employment for Rest of SA over this period is expected to be Health Care and Social Assistance with approximately 1,737 roles (7.6% growth) expected to be added over the period, with the sector contributing 17.6% of the Port Pirie Region workforce as at the 2016 Census.

The median age in Port Pirie Region was recorded as 45 years in the 2016 Census, a figure broadly commensurate with the national average of 38 and was however lower than Rest of SA's 45 year median. This places it in the 71st percentile of regional areas across the nation. Looking at broad age cohorts, the main areas of difference were in the 65 to 74 group that was 4.0% above the national average, while the 25 to 34 group was 5.1% lower than the Australian composition.

As at the 2016 census, dwelling composition in Port Pirie Region was primarily comprised of houses with 1,269 dwellings in total; making up 97.3% of overall housing stock. This is a level 24.4% higher than the national average and places it in the 91st percentile of national regional areas in terms of composition of houses. Other dwellings were the second most prevalent dwelling type with total 17 dwellings representing 1.4% of stock.

In terms of home ownership, 81.8% were home owners, with 46.9% owning their house outright while 35.0% had a mortgage and 18.2% of dwellings in Port Pirie Region were being rented. This compares to an ownership level for Rest of SA of 71.4% (39.1% outright / 32.3% with a mortgage) and 18.2% renting.

The median monthly mortgage repayment in Port Pirie Region was $1,042 per month, which places it in the 18th percentile of non-metropolitan areas nationally.
