Following the Census the Department of Health undertook population projections for each SA2 area across the country, providing estimates of population levels by age bracket for the years 2017 to 2032. To provide a more current guide as to potential growth expectations, AreaSearch has applied these growth rates (using the mid-tier scenario) to the latest resident population for Murray Bridge Region as published by the ABS. Population growth slightly under the median result of Australia's regional areas is expected over the period, with the area expected to increase by 109 persons to 2032 when based off the latest population numbers, reflecting an increase of 2.8% in total over the 11 years. Of age brackets the bulk of the population increase is expected to be within the 65 to 74 age group, which is projected to grow by 152 people. See age section for detail.
Please note, these projections are based on DOH assumptions for likely natural population changes (births minus deaths) and population migration. These projections were undertaken prior to Covid-19 and specific planning and development changes can have a material impact on population outcomes which may not been taken into account.

Development Text
In the FY-21 financial year development approvals saw a significant expansion from the prior year's activity as 25 approvals were recorded for the year compared to 20 in the FY-20 financial year. All approvals registered by type in the current financial year and prior FY-21 / FY-20 periods for the Murray Bridge Region area were registered as approvals for detached housing, wih no attached dwelling approvals (typically apartments and townhouses) recorded whatsoever. As comparison of development approval activity is challenging across areas of differing sizes, AreaSearch compares relative development on two basis; firstly the level of development approvals per 100 people in population and secondly the number of development approvals per population growth. Development approvals per 100 persons in Murray Bridge Region stood at 0.59, meaning that over the past two financial years the area has averaged one development approval for every 170.9 people in population. This places it in the 62nd percentile of Australian non-metropolitan areas for relative development activity and compares to averages of 0.77 and 0.53 across Australia and Rest of SA respectively.
Assessing population growth per development approval shows Australia as a whole achieved a level of 0.90 persons in population growth for each development approval registered during the past two financial years. Murray Bridge Region was notably under than the national average over the same period with a ratio of 0.20, persons per approval, which places it in the 40th percentile of Australia's regional areas.
By looking at the difference in composition between recent development approvals and that of existing stock during the 2016 Census, AreaSearch approximates 'densification' of an area, which is a key driver of land values. Murray Bridge Region sits in the 44th percentile of Australia's regional areas for densification, as the difference between the 0 percentage of recent approvals being for attached dwellings and the 3.3% of attached and semi-attached dwellings as at the last Census gives the area a rating of 13.9.
