Area Highlights

The Murray Bridge Region area showed a moderate performance in the majority of key drivers assessed by AreaSearch. Leading results for the area were evident across development activity (64th percentile), population growth (58th percentile), and income levels which placed in the 54th percentile of national SA2 areas covered by AreaSearch.

Specific indicators of note included; the 43% of dwellings on which a mortgage is held (90th percentile), the 88.2% proportion of household income that is disposable after housing costs are paid (81st percentile), the 53.7% of households that are married families (79th percentile), the change seen in the unemployment rate over the past year to 2022-Mar (76th percentile) and the low unemployment rate of 2.8% as at 2022-Mar which placed in the 73rd percentile of locations assessed by AreaSearch.

3,832 people resided in the Murray Bridge Region area at the end of the 2021 financial year according to the latest regional data from the ABS. The area achieved a population growth rate of -0.13% over the past financial year as the number of residents decreased by 5 people. This is significantly below the Australian average of 0.17% and places it in the 34th percentile of non-metropolitan areas nationally. Since the 2016 Census the ABS estimates the resident population in Murray Bridge Region area increased by 5.3% in total, a level considerably lower than the national growth rate of 9.77%, which places it in the 55th percentile of regional areas nationally.

Murray Bridge Region's population equates to a density level of 2.0 people per square kilometer (given the 1924.5 square kilometer total size of the area) which is significantly greater than the Rest of SA region average of 0.4p/sqKm and places it in the 22nd percentile of regional areas across the nation.

Following the Census the Department of Health undertook population projections for each SA2 area across the country, providing estimates of population levels by age bracket for the years 2017 to 2032. To provide a more current guide as to potential growth expectations, AreaSearch has applied these growth rates (using the mid-tier scenario) to the latest resident population for Murray Bridge Region as published by the ABS. Population growth slightly under the median result of Australia's regional areas is expected over the period, with the area expected to increase by 109 persons to 2032 when based off the latest population numbers, reflecting an increase of 2.8% in total over the 11 years. In the FY-21 financial year development approvals saw a significant expansion from the prior year's activity as 25 approvals were recorded for the year compared to 20 in the FY-20 financial year. All approvals registered by type in the current financial year and prior FY-21 / FY-20 periods for the Murray Bridge Region area were registered as approvals for detached housing, wih no attached dwelling approvals (typically apartments and townhouses) recorded whatsoever.

As comparison of development approval activity is challenging across areas of differing sizes, AreaSearch compares relative development on two basis; firstly the level of development approvals per 100 people in population and secondly the number of development approvals per population growth. Development approvals per 100 persons in Murray Bridge Region stood at 0.59, meaning that over the past two financial years the area has averaged one development approval for every 170.9 people in population. The total employment level for the Murray Bridge Region SA2 area was estimated to be 2,025 people as at 2022-Mar according to the latest data from the Department of Employment. The area had an unemployment rate of 2.8% (significantly beneath that of the broader Rest of SA region's 4.8%) with 58 persons unemployed of the total 2,083 labour force, placing it in the 73rd percentile of Australia's non-metropolitan areas. Murray Bridge Region's unemployment rate shrunk by 2.8%, over the past 12 months while total employment is estimated to have grew by 29 persons (1.5%) during the year.

Job advertisements provide a strong forward indicator of employment intentions. While not available for the Murray Bridge Region SA2 area specifically, the Department of Employment's Internet Vacancy Index (IVI) is available for the broader Fleurieu Peninsula & Murray Mallee region and across 37 regions nationally. Over the past 12 months to May 2022 the level of job advertisements in Fleurieu Peninsula & Murray Mallee has seen strong growth of 14.8%, which ranked 33rd of the 37 regions given the exceptional growth in job requirements witnessed at a national level.

The Department of Employment also provides projections of employment growth across Australia's regions and industries in the five years between May 2020 and 2025. Due to the impact of Covid-19 the smallest relevant level of these projections provided by the DOE is for Rest of SA at present, AreaSearch has applied these industry-level expectations to the overall employment composition of Murray Bridge Region in order to provide an indicative guide at a more localised level. Please note this is a weighting extrapolation only and does not take into account population projections. Dwelling composition in Murray Bridge Region was primarily comprised of houses which represented 96.7% of stock with a total 1,333 dwellings as at the 2016 census. This is a level 24.3% higher than the national composition and places it in the 86th percentile of locations outside of capital cities in terms of composition of houses. With 2.4% of overall stock (9 dwellings) other dwellings were the second most prevalent form of housing in Murray Bridge Region.

Looking at rates of home ownership 83.8% were home owners in Murray Bridge Region, while 16.2% of dwellings were being rented.
