Area Highlights

The Parramatta - Rosehill area showed standout performances across a number of broad categories assessed by AreaSearch. Leading results for the area were evident across development activity (99th percentile), cultural diversity (99th percentile), and education which placed in the 82nd percentile of national SA2 areas covered by AreaSearch.

Specific indicators of note included; total employment rising by 13.9% over the past 5 years, top quartile expectations for future population growth with the area expected to add 9,447 people in coming years, industry weighted employment projections in the top 20% of the nation, one of the nation's highest rates of population growth since the 2016 Census with the area increasing by 18.7% to 2021, the 17% of the population that holds postgraduate degrees (99th percentile) and the 36.7% of the population aged between 25 and 34 years which placed in the 99th percentile of locations assessed by AreaSearch.

According to the ABS' latest regional data the Parramatta - Rosehill area had an estimated resident population of 33,697 people at the end of the 2021 financial year. The population declined by 1,019 people over the past financial year reflecting a growth rate of -2.94%, which places it in the 5th percentile of national statistical areas, and materially below the Australian average of 0.17%. Since the 2016 Census the ABS estimates the resident population in Parramatta - Rosehill area expanded by 18.7% in total, a level materially greater than the national growth rate of 9.77%, which places it in the 92nd percentile of national areas.

In terms of population density (residents per square kilometer) the Parramatta - Rosehill lies in the 93rd percentile of national areas given its total size of 8.5 square kilometers, equating to 3,964.4p/sqKm. This is a level significantly above the Greater Sydney region average of 433.5p/sqKm.

Following the Census the Department of Health undertook population projections for each SA2 area across the country, providing estimates of population levels by age bracket for the years 2017 to 2032. AreaSearch has applied these growth rates (using the mid-tier growth estimate) to the latest resident population for Parramatta - Rosehill provided by the ABS to give a current guide as to potential growth scenarios. Population growth is projected to be among the top 10 percent of statistical areas across the nation over the period with the area expected to increase by 9,447 persons to 2032 when based off the latest population numbers, with an increase of 28.0% in total over the 11 years. The Parramatta - Rosehill area had a total of 731 development approvals during the FY-21 financial year according to the latest data from the ABS. This is a substantial decrease from the FY-20 level of 979 approvals. Other approvals (typically apartments and townhouses) made up the bulk of development approvals in the Parramatta - Rosehill area representing 98.0% of activity registered by the ABS during the current financial year to date and recent years, while detached house approvals constituted 2.0% of activity with 23 approvals over the same period.

In order to enable comparison across areas of different sizes, AreaSearch uses two methods to assess relative development activity levels; being the level of development approvals per 100 people in population and the number of development approvals per growth in population. In terms of development activity per 100 people Parramatta - Rosehill had a relative development activity level considerably above Greater Sydney with an average 2.50 approvals per 100 people over the past two financial years, compared to 0.71 for Greater Sydney. This means that for each development approval there were 40.1 persons in existing population. Australia's relative development ratio was also lower than that of Parramatta - Rosehill, with 0.77 developments per 100 people.

According to the latest data from the Department of Employment, the total employment level for the Parramatta - Rosehill SA2 area was estimated to be 20,605 as at 2022-Mar. The area had a total unemployment level of 836 persons, reflecting an unemployment rate of 3.9%, which is lower than that of the broader Greater Sydney region (4.7%) and places it in the 51st percentile of Australian statistical areas. Over the past 12 months the unemployment rate in Parramatta - Rosehill declined by 1.2%, while the overall employment level is estimated to have increased by 84 persons (0.4%) during the year. Looking over a longer term the total employment level has risen by 13.9% over the past five years, which on AreaSearch's analysis is a performance in the top quartile of national areas.

The level of job advertisements provide a strong forward lead into the employment prospects of different areas and sectors. AreaSearch analyses the Department of Employment's Internet Vacancy Index (IVI), which while not available for the Parramatta - Rosehill SA2 area specifically, is published at the wider Sydney region and across 37 regions nationally.
